Hedonic prices analysis upon the real estate assets in Curitiba

Abstract

Pursuant the Hedonic Price Theory and Exploratory Spatial Data Analysis (ESDA) techniques, this article is addressed to evaluate the effects of location and urban amenities upon real estate prices of apartments in the city of Curitiba. The results of the given study revealed a Central Business District (CBD) format embodied from Paraná State Capital City and the existence of two patterns of local spatial clustering of real estate prices: one from the High-High type and another to Low-Low type. Once considering the urban amenities, the results indicate that private schools and crimes against property are positively correlated to the apartments’ prices, in the meantime health assistance units as well homicides are negatively correlated. It was not assessed significant effects of hospitals and green area.
